馬鞍山樓盤｜經典豪宅雅典居

雅典居簡介
雅典居位於新界沙田馬鞍山西沙路600號，發展商為新鴻基地產，入伙日期為1994年8月，共建10幢住宅，每幢樓高27或28層，每層各設4伙住宅單位，總提供1,064伙住宅單位。根據平面圖顯示，雅典居放盤單位間隔以3至4房為主，戶型有分標準戶及複式戶，實用面積為727至1,718平方呎。
雅典居呎價
雅典居曾是馬鞍山樓王，於93年開售時，平均呎價（建築面積）在4,500至4,700元，新地的品牌效應，加上建築奢華，當年在首天已售出七成。97年高峰期呎價一度衝破8,000元，較開售時幾近翻倍。隨着馬鞍山新屋苑陸續落成，設施更完善齊備，外觀更美輪美煥，雅典居的代表性也減低，於2022年4月，雅典居成交呎價平均為11,497元。
雅典居生活配套
雅典居樓盤設有私人會所，提供游泳池、健身室、網球場等設施，附近有馬鞍山海濱長廊、烏溪沙海灘；區內亦有馬鞍誠街花園、馬鞍山西沙路花園、馬鞍山運動場等公共康體設施。
屋苑附近多個樓盤均有提供購物商場，如馬鞍山廣場、富寶花園商場等，居民亦可前往港鐵馬鞍山站附近的大型商場「新港城」滿足生活所需。
交通方面，住客可步行8至10分鐘前往港鐵馬鞍山站乘搭屯馬線，也可以在西沙路乘搭多條小巴或巴士專線來往港九新界。校網方面，小學為89；中學為沙田區。
