鴨脷洲南灣| 揚帆臨海氣派住宅
南灣簡介
南灣（Larvotto）位於南區鴨脷洲海旁道8號，屬臨海分層式住宅項目，由新鴻基地產、嘉里建設及百利保控股共同合作發展，項目於2011年4月底正式入伙。
南灣樓盤由9幢住宅大廈組成，共提供715伙住宅單位，實用面積介乎425至3,024平方呎，每戶均採用獨立式廚房設計，環境寬敞舒適。由於項目亦呈背山面海的格局，部分向東北的單位能眺望香港仔一帶開揚海景，向西南單位則望翠綠山景，景觀開揚怡人。
南灣樓盤間隔選擇多元化，分為1至3房。南灣樓盤的1、2座更有另設私家游泳池的「天外天摩天大屋」，氣派十足。
南灣依山臨海而建，外形以320米流線型帆船設計，更於2011年榮獲多項設計大獎，包括由國際房地產組織、彭博與谷歌（Google）合辦的「國際房地產大獎」-「香港最佳建築（高樓）」的「高度表揚獎」。
南灣呎價
南灣的發展商於2010年7月12公布首張銷售價單，共推出50伙單位，全位於第3座，實用面積分為1,968及1,998平方呎，呎價在16,000至19,000元，售價介乎3,111.6萬至3,794.6萬元之間。
放盤消息一出，南灣便創下不少驚人的成交記錄，開售8日內即累售近300伙，平均每伙成交價達3,000萬元，成為2010年全港銷售冠軍樓盤。南灣樓盤同時亦創下南區分層住宅呎價新高，當中位於2座的「天外天摩天大屋」，即複式連天台、平台及私人泳池間隔，以高達1.58億元成交，呎價高達40,306元，再創項目新高，刷新當時港島南區分層豪宅的呎價新高。
南灣生活配套
南灣樓盤住客會所名為「Club Voyage」，設施包括室內及室外游泳池、餐飲設施及宴會廳、健身室、多用途運動場、卡拉OK娛樂室、水療室、空中花園和寵物公園等。會所亦提供私人遊艇服務及駐場健身教練服務，突顯富豪住戶的尊貴身份及氣派。
交通方面，南灣樓盤設有私家路、住客及訪客停車場，能滿足住戶自駕出遊的需要。項目亦提供來往中環、銅鑼灣及香港仔的居民穿梭巴士。至於公共交通，南灣距離港鐵南港島線利東站約7至10分鐘步程；同時在利東邨道另設有多條巴士及小巴路線，能穿梭港九多個地方。
生活配套方面，鄰近利東邨設有街市及商場，有多元化的民生商舖，較遠的鴨脷洲市政大廈亦有街市及熟食中心，而鴨脷洲大街及海怡廣場，該處亦有多間特色食肆及餐廳可供選擇。
